We conduct a full application screening to insure that we secure a "qualified" tenant, which is the building block for a successful tenant and landlord relationship. If you are interested in applying for one of the properties we have listed "for rent" then please adhere to the instructions found below. We require ALL adults, ages 18 and older, to submit an application and be listed on the lease agreement. As such, each applicant must meet or exceed credit pre-qualification minimum requirements. Please note that no incomplete applications will be processed and all application fees are nonrefundable, without exceptions. Allow 72 business hours for processing before applications will be presented to property owners for a final decision. Multiple applications may be submitted at the same time. Furthermore, an increased security deposit may be required for approval, pending the applicant's credit score. 

Pre-Qualifications Needed

  • Credit Reports (600+ score, no collections or judgments)
  • Stable Rental History (no prior evictions and positive references)
  • Positive Employment References & Background Checks
  • Employment & Income Verification (need to earn 3x rent in gross monthly income)

Residential Application Process

We cannot "hold" a property off the market, therefore we commit to process your application as soon as possible, dependent on the background checks and return of the employer & rental history verification. In order to process your application, we must have the following information and documentation:

  • Application completed in its entirety by each prospective tenant.
  • Signature(s) of all prospective tenants on their respective applications.
  • Proof of Income - two most current paycheck stubs with each of your names, the company name, salaries and dates listed. If relocating, a job acceptance letter on company letterhead will be required. If self-employed, last two years tax returns and/or last two months bank statements will be required.
  • A copy of your Driver's Licenses(s), Resident Visa(s) or Passport(s).
  • Non-refundable application fee of $100 per family paid.
  • If pets are allowed at the property for which you are applying, a picture and description of the pet needs to be submitted with the application as well. If you have a registered service animal or emotional support animal, we will require a letter of certification to be presented.
  • Additional documentation and/or explanations may be required, as owner requests.

Residential Security Deposit and/or Pet Fee

Once your application is approved, the security deposit and pet fee (if applicable) will be required at time of lease signing. The security deposit MUST be in the form of a cashier's check only. No personal checks or money orders will be accepted. The pet fee is $250 per pet and is non-refundable. An additional monthly pet rent may be required.

Commercial Application Process

We require you to submit a completed application and pay an application fee via Venmo, CashApp, PayPal or Cash drop-off. In addition, we will need the information and documentation listed below to be submitted so that we may fully process your application and obtain an owner approval/declined response.

  • Application completed in its entirety by each prospective tenant.
  • Signature(s) of all prospective tenants on their respective applications.
  • Corporation papers or Articles of Organization corresponding to the company name.
  • Federal EIN to be listed on application along with SSN(s).
  • Verification of business income. Last 2 months business bank statements. Last year's tax returns and/or a profit and loss statement will be required.
  • A copy of your Driver's License(s), Resident Visa(s) or Passport(s).
  • Non-refundable application fee paid via Venmo, CashApp, PayPal or Cash drop-off. Application fee is $100 per business or entity. 
  • A letter on company letterhead describing your business type, days of operation, hours of operation, number of parking spaces required and any other information relating to the business that you feel would be helpful when making a decision.
  • Additional documentation and/or explanations may be required, as owner requests. 

Application Submission

Please submit the completed application, all supporting documents and the application fee together for faster processing. ALL application fees are nonrefundable, no exceptions. You may email a Commercial Application and documents to Leasing@FloydRA.com.  Otherwise, you may drop off your application and/or application fee to our Corporate Office located at 400 Galleria Parkway, Suite 1500, Atlanta, GA 30339.
